Are you kidding? 2 acres of land is at least 8 houses in OC. I just paid my boat excise taxes as well, 5 boats for $159.50. Not too bad of a deal. Of course you live in the ritzy area of Atlanta, I live up here in deliverance country :D

8 houses?? :2purples: I don't now about So-Cal but here in AZ the new subd are on about a 10' set back and maybe 3000 - 4000 sq ft lots for most entry level homes, even the higher end homes are only about 20 feet apart. More like 30 houses...

This house in the nice part of the OC would be an easy $2 mil at about 1.25% for taxes and you are looking at about $25,000 per year. You can barely buy a 3 bedroom tract home in the nice parts of OC for $600,000 and the taxes on it would be about $7,500 per year.

In Saskatchewan, that would cost you four bushels of #1 spring wheat, or about fifteen bucks.

To be honest that's why we have'nt bought a bigger home. We have a 3 bed 2.5 bath home that at one time in June was worth 685k. Now I can sell for 615k. But i'm not payin 10k a year in property tax to have an extra bedroom and a small 3 car garage. By the way i'm a realtor so my figures are on the money.

This is not my house. It is a 20 drive from downtown Chattanooga (in traffic). What would it cost in Cali?

We just bought a new house about 3 weeks ago and when we signed papers the gal was saying our taxes would be close to $5,500. :( Its a 3400sqft house on a 9900sqft lot.
Our old house was 2500 sqft on a 7500sqft lot and was only $3,300.
I know this is way less then Cali prices.

My property taxes are about $750 on a $160,000 house.
But then again, I only pay half of that. Since it's located within an Indian Reservation and my wife is a registered Cherokee Tribal Member, her half isn't taxed.
Maybe I'll quit claim the whole thing to her, and not pay anything. :p

One percent on purchase price it is on CA. BUT a max of 2% per year increase. SOOO if you purchased th eproperty a number of years back, NEVER SELL. I have a beach houes, perhaps 1.2 mil, so if I purchased it, taxes would be about $12,000, plus bonds measure assesments. Maybe $13,000. BUT I am locked into the lower rate, with a max of 2% PER YEAR, SO THEY ARE ABOUT $2,300.
LESS than my Havasu house, that is $2,400. I know the AZ thing is based on assesed value, and what percentage the County places on that assesed value, and I believe Mohave County is 1.25%. But the appeal process can be acomplished if you do your research. I just have to get to it. My friend has beat the COunty back for 5 years in Prescott. If you own a custom home, the fight is what comparison the County used to arrive at a value for your property. And as I recall they have to tell you within 60 days or they forfet the new assesment. Anyone tried this in Mohave?

JBB, Our property taxes are value driven, using a basis of what you paid for the house. Prop 13 only allows the value to increase 2% per year. So what happens you can have 2 identical homes with different tax values based on what you paid for them. The basic tax rate is 1% of the purchases price. The home you mentioned could sell for $1,500,000 to $2,000,000 depending on the area. The property taxes would be $ 15,000 to $ 20,000 per year.

In many new home areas they have mello-roos tax bonds that are in addition to your property taxes. These bonds were funds used to put in sewers, street, and other infrastructure. People that are just moving up into a new home of $650,000 - $750,000 could have an annual tax bill of $9,000 to $10,000.

Huh.. In The Nooga the property tax on a $750,000 house would in the $10,000 range. But no income tax.
