what kind of salary do you really have to have to afford a home now days . :hammerhea a good rule of thumb is about 1/3 of your gross income will equate to the monthly house payment - t-insur.

There are so many factors that come into play, Bills,Payments, Insurance, Home owners dues, interest rate, credit and a ton more, I don't think their is a specific number like $72,467 or anything, there is too many factors.

It is rather out of control. I bought a house 1 1/2 yrs ago in Corona near the 'now leaving dairies' (thank goodness). Paid $317k. It was appraised for $525k last month. Talk about ridiculous. And it still smells like cow-*&$@ out here!!!

Dam I did not realize all these people on HB live in my town!!!! I am trying to move out of the IE!!!! Corona is just as expensive as OC most of the time!

Rule of thumb used to be that you could borrow 4 times you gross income, then add in whatever you have for downpayment, that's what you can get. There are a lot of creative financing programs though now, no interest, negative amortizations, 40 year loans, etc....

I will agree with you on that comment. I've been looking quite a bit in the last month or two and I can't believe prices in the IE. The number of houses in OC that are for sale right now is the highest it's been in a couple of years. Whe prices in OC get to be even compared to the IE you know the markets out of wack!

It's sad when 4 times many household incomes couldn't get them into a single family home with today's prices. That's why it nice to be single and be happy with a small place by the beach. :smile:

They don't compare overall. It primarily is mostly Corona that can compare somewhat evenly with OC. There are other pockets but Corona is very close.
I know they don't compare overall but it just blows me away.

man i build house's and just see the price goinh and going .i built the same house' 2 years ago .and the prce has gone up overe 300,000 more .at the time they were 300,000 and that was over priced for them .no i make alot more and still cant aford one

Corona is very expensive and STILL SMELLS LIKE SHIT and will always . They have smog and you have to drive two hours in traffic just to go 40 miles to get to downtown L.A. NO thanks, you can keep Corona

Yes I will be driving down to the boat show in traffic and into the smog of down town LA.I do this maybe 3 times a year at the most.Then I drive back to Riverside and think to myself why would anybody want to live anywhere near that shit hole.

I'm in the Centex "Cypress Trails" tract, Archibald & Chandler. We bought for $410 in March of last year and just appraised for $654k. Supposed to go up higher when all the shopping goes in.
My old house in S. Corona we bought for $149K in '97 and sold it last year for $400K.

I did see the gashes underneath. Got to be more careful with that stuff although it can be fixed up like new. I have to get my boat back to get the mufflers put on for me also.
I know when I did it too. At a little cove on Havasu. Those little rocks can be biatch. :frown:

the company i work for built those .the same house's centex builds all over .they used to sell for about $155, 5 years ago and up in fontana .dam i **** up buy not buying then :cry:

I live in the Orchard...Its near Limonite/Sumner, west of where the Home Depot and Vons just went up. Grew up in OC my whole life, but actually enjoy living out here. Traffic's a bitch, most of the roads still suck, and still smells like cow ****, but I like it. Flys are gone too.
I bought a second house, 3300 sqft in Saratoga Development by Ryland off Archibald/Schliesman around Feb, was built in Oct. Debating on what to do with it. Paid 453 for it. Appraised for 575 last month. Tried to sell it but the market slowed. Decisions, decisions....

A 3 bedroom 1200 sq foot pos house right down the street from me in garden grove just sold for right under 500k. And its not in the greatest neighborhood either. These prices are rediculous!

Actually a lot of people are calling it Corona Valley but from what I understand its an unincorporated area of Corona. Seems more like Ontario, Norco or Mira Loma to me. All I know is it definitely stinks like cow $hit there. peeeewwwwweeeeeee :yuk:

My understanding is that area will eventually be it's own city with a tentative name of Eastvale, hence Eastvale Parkway. Lots of building going on out there. Should have bought in early 2003 when I could get into the Orchard for anywhere from $250k to $350k. Now, it's too expensive for me to buy.
