Because I am getting 30-50 PM's a day on this UGH!!! I am posting the info with the builderÂ’s permission so you all may contact him.

The sub division is in mass grade right now, Jim is accepting deposits right now, the lots are 80'x120' (ready to build) no prep req. w/ underground utils.
They are selling for $70-90k each, IN MY EyeÂ’s a good FAIR deal.
Jim is a good man and I have had nothing but good dealings with him, I wish all contractors were as professional as Him.

Goldenshores is 5 miles from the marina. The lots are probly 3 or 4 miles from the marina.

Is there a launch ramp in the community? any waterfront lots?

so my math brain is out. How many lots per acre? And how many acres are in the development.
Utilities? Sewer, Water, cable, phone, power?

the math 80x120=9600 sq ft lots x 4 lots = 38400sq ft + Roads and PUE's = 1 acre. first phase is 200 acres (I think) second phase is 200 acres (I think)

Not really... You could of got one a year and a half ago for 4000-6000 bucks. My hide site is 20-20. I kick my self in the butt everytime I see a lot for sale...

400 acres of nothing, where the hell they gona hide, and the homes (around the school) out there where this is being built ARE FUCHIN AWSOME!!!!!!!!!!!!!!!!

campbell owns the lots out there by donkey acres, it's getting built out but so far nothing for me on that project. I am swampped now...couldn't handle another big project, so I have not looked into it that much

that would be "Vista Del Lago Estates" I have 4 homes going up there but they are going to be spendy, $500k min.

Where is Vista Del Ago Estates?
Can you buy one of those lots and sit, or do you have to build in a certain amount of time?

you would have to call Jim in the orginal post on that, I have now Idea how he is doing it, I just draw the plans

Bofa and M&I bank will both do lot loans for 10% down with strong credit as long as they are in a subdivision, which this should qualify for.

well topock junkie you should buy lots where you "junkie" 2-3 yrs is a confirmed rumor to me, and the only reason I say rumor, is there is no contract on my desk YET!!!

I'm sorry folks, I just don't think 70 to 90K for lots is a good deal IMHO. I bought my place two years ago water view double mobile for 1/3 of that. I missed the lot next to mine by three days that sold for 6K about six months after I bought mine.

I'm sorry folks, I just don't think 70 to 90K for lots is a good deal IMHO. I bought my place two years ago water view double mobile for 1/3 of that. I missed the lot next to mine by three days that sold for 6K about six months after I bought mine.
'xactly....last year the lots were still under 15k.....now they're double and they want "triples" in these new areas..... :supp: That's alot of cash to be out in the middle of "nowhere".... :confused:

Campbell has the first 40 acres fronting Window Rock across (north of ) Horizon Six (as you call Donkey Acres) which is in the flats (no views). He is going to put in about 140 lots on that 40 acres and half (20 acres) of the parcel he has adjacent to (north) of that 40 acres (as you call Donkey Acres) property is in the flats, no views.
There are another 40 acres as you go up Window Rock that you can't do much with becauase half the fricken desert drains through it and then....there is another 40 acres which includes the mountian (the 7th Sister). This has AWSOME views of the lake from Copper Canyon to the mouth of the river.
I own this property and have done a minor land division so that I can sell off the mountain top parcels (about 10 acres and about 6 acres). Then I will be developing the front of the mountain (14 acres) into eight to ten 1-2 acre custom home lots. Behind the mountain (about 9 acres) I will have storage units and horse stables for those people that own the custom home lots on the front of the mountain.
