Pros/Cons.
We have a place in Parker and are thinking about selling and heading north.

funny I was just desiging a home for around there today, willow creek estates in Mohave valley
I have not seen the lot yet so I don't know, but these people are building a 3600 sq ft monster on a 1.0 ac lot. so... it looks to me like values will rise in the area.

About 1/2 the area is nice and the other half is trailer park. Maybe 1/3 of the trailers are vacation homes. My buddy's family has a place there. Pretty nice area with private beach and launch ramp(maybe 10 min wait at peak times). That section of river can be very shallow but that keeps most of the Havi big boats and wakes down river. A lot more family oriented area and less development with a lot of beaches and coves. No bars on the water though :frown:

We aren't in Willow valley but we are in Mohave Valley and we like it alot...It sorta rural compared to BHC or LHC but to be honest Ill trade a few ammenties the big cities have for a lil more peace and quiet... besides they are both a short drive away. ;)

Gene and I are always talkin'...Up there, Laughlin and Havasu are a nice boat ride away...but, not really any bars/restaraunts on the H2O...just tryin' to weigh the pros and cons.

I've had a place in BHC for a couple of years and love it, close to Lake Mohave and if we want a change of pace we can drop in at Needles or Topoc and head to the Sandbar/Havasu.. In my opinion, the best of both worlds.. The river gets pretty shallow north of the Avi casino though..

We get our new house in just 2 weeks. We have been out there almost every weekend all summer...We have 1/2 an acre, the house is aroung 2000 sq. ft.. With alot of free land... We've been traveling out there 6-7 years love it.....We are located off Camp Mojave 1/2 mile north of the Avi bridge....Check it out it will make sense.....Good Luck. Mr. P. :)

We are in the trailer park at Kathrine landing. Some day we'll move up the hill to a house if I win the lotto. :D Right now I'm happy being trailer trash.

Willow has been great for us. Had a place there for over 5 years. Its central. Mojave, Laughlin, Needles, Moabi, and Havasu are easy day trips.
Its is important to know the water fluctuations due to various releases from Davis Dam, especially if you run a prop. I ran around in a jet for years there so I know the water pretty well. Been running a 25 foot deep v outdrive boat the last few seasons and haven't hit anything yet (knock on wood). From about mid March through the end of July the water flows are traditionally pretty high on average. After that the flows drop dramatically. When that happens just trailer down to Jack Smith Park or Moabi and run the river or trailer up to Katherines or Cottonwood and boat the lake.
Property values have increased substantially in the last few years and demand is strong. Properties don't stay on the market long in this area. Its a mixed area of older mobiles, newer mobiles, and homes. The nice thing is you own the land. Its not indian reservation leased land.
One thing though, its no Parker Strip. No on water bars (except Golden Shores Marina). Its more of a boating location versus a party location like Parker. On a good water day, you could boat all the way from Davis to Parker Dam (almost 100 miles). Just depends on what your looking for.

There is one place on the water, and one walk up from the water to get food and beverage in Bullhead. You just have to find them is all. :D

Been to Lazy Harry's many times. But I don't recommend going up that far for peeps that don't know the water very well. I don't own a boat shop!

Thanks for all the input. We are headed up on Sunday to look at several properties in Willow. We have some friends that have been there for years and they love it. And I do know that it is shallow in parts as I dinged a prop last time I was there. :hammer2:

As you turn down King St headed toward the river, the first development on the left side is generally newer with larger lot sizes. The other development off Kingsley on the right side closer to the river is generally older with a fair number of old singlewides mixed in with doublewides and houses. Those lots a generally smaller.
Some streets have access to sewer but most existing pads are on septic. Septic limits the footprint what you can build or add to the property. And its a matter of time before the state requires everyone to get hooked up to sewer (i.e. $$$)

We've been thinking about the same area. Planning to head out in a few weeks to check it out in person. Anybody know about the developments in Mohave Valley? River Road City, Lagoon Estates, Sunridge Estates, Delta City, etc.
