Yup..I believe Havasu has pretty much about topped out....Dilligaf arent they going to be building a new town center out there in BHC?? It's suppost to make property vallues jump a wee bit..:rollside:

Havasu has not topped out, yet. They are putting in a 500+ home development on the East side of town off of Cherry Tree. Also, the town has plenty of land to grow North until they reach the airport. The Southside is just about tapped out since the homes on the Southern end of town run up to the BLM land. In order to build further South, the BLM would need to release additional land.

I was aware of that, but how much more do you think prices could go up??? Im not thinking to much more that it has. There just building further and further away. They already have all the major developments there...it's going to be intresting to see where it goes.

I wasn't talking from a price perspective. I was talking from an available land perspective. From that perspective, Havasu still has plenty of land to develop, but yes, not as much as BHC. And the prices will continue to rise as long as people are willing to pay for it and from that perspecitive, there seems to be no shortage, at least not yet.

Also, don't forget about that toxic cloud on it's way to Havasu from Topoc :(
Let's not get all doomsayer-ish, is that even a word :D, but yes, they need to get that stuffed cleaned up and cleaned up fast and right.
Has anyone ever noticed all the trucks driving along the road up above the Park Moabi channel? Those are the trucks taking the contaminated water to LA for processing.

Follow the trend in So Cal and Phoenix...when these markets begin to slow then the LHC / BHC will follow suit. This simply due to the fact that high appreciation in the major markets is fueling equity allowing people to purchase more expensive vacation homes!!

I will accept it as a word :) but you have to know there are many people that would never buy out there if they knew about the potential of that problem. Of course it has been squashed pretty good in the news as far as keeping updates out to the public. Why is that?
Very true. For some reason it does not get reported about at all in the So. Cal papers and that is startling since if it does reach the river, the drinking supply for So. Cal is screwed.

Well I'll pull out my crystal ball.......IMHO....growth in both area is being pushed by two completely different factors, both of which are relatively short term (and both have been mentioned above). The first is the realestate market and climate in California mainly. People are refi'ing and pulling out enough thousands to put good downs on houses in both areas, or to buy them out-right. These mostly second and vacation homes for these people. The piper still has to be paid though, and when things get tight for these people with the massive loans and esp those running with interest only loans, that property is going to be first to go - and fast.
The second thing driving up prices and building of those two areas is retirement of the baby-boomers nationwide. A large section of the population is reaching retirement age, and head south and west. Thing like Katrina will actually help the market in Az I feel because they won't be rushing to Florida and gulf coast now, but they will still be seeking a warm climate - like Arizona.
So short to mid-term, I think these areas will see good demand from those people, but where does that leave it mid to long term???? Time will definately tell, but I see it dropping at some point, drastically. How drastically will depend on how fast the California money leaves, and how much the mid-west boomers like the extreme climate.
There is vertually zero industry out there, and because of the extreme summer heat, I don't see industry rushing out there anytime soon. That means you're left with people either making low to low-middle income for the most part, or people on a fixed income. Neither is great for long term growth.
I came pretty close to buying out there this year, but I decided to wait it out. I'll probably regret that decision down the road, and I'm the first to admit that. But I know my house in OC will always have equity (because of the time I've owned it and the amount I put I down on it). When the prices dip out there, and they definately will, I'll be ready. If I'm wrong, then nothing ventured, nothing gained. My lose. It's all a gamble anyway. I just have trouble using my home as a gambling chip.
I feel if you like the area, and feel you can spend time there, then go for it. If it's strictly a way for you make money in realestate, there are far better deals in California and around the country. I am wondering what I can pick up ocean front property on the gulf coast for right now.....

One fact to consider...as more and more baby boomers get ready to retire they will be moving out of cold weather places as well as CA and into areas such as BHC/LHC. You have seen all those MN and so forth referred to as snow birds in the winters, right?
Speaking of which, opening day for snowbird season is right around the corner...better lock and load!!!! :rollside:
I definitely agree about the baby boomers & snowbirds, but Havasu is always going to be a tourist town and property values/overall economy will continue to be reliant upon the disposable income of those who frequent it...i.e. those in So Cal/Phoenix.

Did you know that the international highway system of moving commerce from MX to Canada goes right thru Kingman? Kingman is a gold mine right now but prices have went up drastically the last year or so. I got in there about 2.5 years ago and have done very well. If you have the population (educated) to support the required jobs the business will come Jason. At least intially they can tap into a cheaper labor market. I think Intel is building a pretty big plant in AZ somewhere...anybody remember where?
Chandler is where they announced. They already have a big facility there. The new one is expected to be 3 Billion with a B. Glad it didn't go to China...

So from what I gather, I have learned the following :
BHC has no restaraunts
Havasu has the plume
BHC has Costco
Havasu has Tourists
Both have snowbirds
Prices are going to drop, maybe not
And I heard from someone F BHC
Any other info would be helpful

LOL....I bought in BHC about 7 years ago and have done very well. Sold some of the properties and rolled it all into this one:

I am very happy with my returns/investments in BHC as well as Kingman. F HAVASU :)

Tom, not specifficlly (sp?) your house, but what price range do homes of that quality go for, and what is the approx. square feet? I am just trying to compare BHC prices to LHC.
