Oh come on Charley.....as long as you don't mind ice cold water, dust storms (we hit a good one right after I waxed and cleaned the boat Sunday), and you carry a spare prop, Needles really isn't that bad. :D
BTW, looks like there has been some progress on your lot, but the guy just up river is beating you in the race. ;) :D
