My brother-in -law has a 35,000 sqft warehouse here in Hendersonville, Tn (20 min. north of Nashville) that he uses about half of as a distribution center for his import home furnishing (pier one import type stuff) business, the other half he doesn't use at all because the rent is so cheap he doesn't care to lease out the other half. Which brings me to my question, I sell real estate here and have alot of free time to start a new business, I have use of the other half of the space for free and have thought long and hard about what to do with it. I have thought about everything from an indoor paintball field, auction house, indoor three on three mens basketball tournaments to even trying to find a west coast boat builder who may want to try to do a partnership of some sort. What would you do with 20,000 sqft?

Out here it is hard to try and find space for kids to have practice for soccer, baseball etc..... during bad weather.
We have a couple places with indoor batting cages that the teams rent. We also have an indoor paintball place that seems to do pretty well. :D

Paintball was one of my first thoughts as I use to play on a tournament team and would love to teach kids to play.

That is one I left off that I have been thinking alot about. I like the low start up cost involved. I would need to build a ramp and enlarge one of the loading dock doors to do it.

find out what kinda calling you got out there and see what it would take to expand and go from there. hell if you did that in havasu you'd be rich :D

Out here they use them for indoor Go-kart race tracks, There is a company called Fastkart that does it, i think they do a franchise deal. That place is always packed with people and coorprate parties. Good money involved.. :D

Warehouse has alot of support beams would be tough to do go carts but I would love doing the QA tests every day :D

These buildings have the support beams and posts also they just use them as the corners in the race track and put tires around them. It's fun as hell.

STORAGE, STORAGE, STORAGE. A family friend is currently constructing buildings to be used simply for storage. He says that boats are not the biggest thing though. Motorhomes are HUGE for storage. He is typically getting between 400-500/month for the motorhome that he keeps in his facilities. When people bring them in, he offers a wash job for $100.00. Oil changes are typically around $200.00, etc... He brings in some serious dollars on an annual basis. He said that he budgets at 750 sq/ft per motorhome (on the safe side) and he has a 60,000 sq/ft facility. He can get 80 motorhomes in the facility and if he only charges $400.00 a month for them, he can get up to $32k a month for storage fees. He says that boats typically take up around 375 sq/ft and they usually go for $200/mo.
He also says that a lot of boat guys are really picky about who works on their equipment and he doesn't get a lot of details or services out of the boat guys. Motorhome guys are not nearly as picky and will let just about anyone do it. He says that less units at a higher price is always the way to go.
If you do decide to do storage, you will need someone there full time, you will need full insurance on the facility, etc... There are definitely some costs there, but the costs are not nearly as much as the return.

Storage is the way to go. The insurance on paintball and all that other crap will be way higher than an indoor storage. you would only need to hire 1 or two people to run it and since the stuff justs sits there, there is little to no wear on the facility, thus, little to no maintenance. No scrubbing paint off the walls. you wouldn't have to retro the place and your initial investment is nothing compared to other options. Plus, paintball, for example, might take your weekends up and wouldn't you rather be on your boat?

My friend lives in hendersonville. Maybe you know him? His name is Bob Farr JR. His dad (Bob Farr sr ) has a car buisness there. Great people! I was in the Navy (diver) with him. let me know if you know him please. Oh yah I would use the space to help kids out via: sports or something team related.
