I have a borrower that needs a refi. Horrible credit... etc. Just seeing if he can do anything with it.

Bad credit sucks, been there got over it. Now I have a 784, took a while to get it there.

Thats a hell of a score D. I have worked my way from loooow 500's (Divorce) to about 650 in just over a year. Another year and I should be golden.

The last couple applicants I've had for my apartment building in Apple Valley had 469 and 487 FICO's. Needless to say they didn't get the apartment.

Yeah this guy has a 478 mid FICO. About 10x60 and a 1x90 plus everything else he has he is late on.
This guy needs a loan bad though. I feel horrible for him. If anyone can do it let me know and I will turn the lead over to you.

PM me on Moday. I have all this guys info at work. I will give you the senario then.
He is gonna need to go to 75 or 80% LTV. If he was below 60% i know we might have been able to try to work something.

I don't think so..... My company doesn't go below 500 fico and I'm prety sure either does her's. There is no place on the secondary market to sell below 500 ficos. For the most part you are looking hard money loans 12-13% with big prepays and really short leashes.
Bre, try a company called Sub500 it will be close at those LTVs.

Actually, the majority of subprime lenders out there will only go down to 500 on the fico's. If the brwr's are under 500 then they are going to have a pretty difficult time refinancing. If the brwr's are in jeopardy of losing there house then Chapter 13 Bankrupcty is a pretty good idea (credit can't get any worse) in order to save the home. Other than that the brwr's are going to have to find a hard money lender and the they're going to have some (alot) of equity. I know of one company that will refinance down to a 450 fico but the rates and fees are going to be really high and it's on a case by case basis! And they will only do west coast. For all you brokers and wholesale reps, it's a direct lender. They fund off there own line of credit and typically sell the loans in pools to other serving company's like Litton, Aurora...and etc. I am sure they old these sub 500 loans until they are foreclosured on or they can refi them. Shoot me the scenario and I'll get you the name of the lender! Good luck!
