Thanks We did it, Used Publisher to start they had some good templates now using frontpage to update.

How is the water level there? i have a 22' i/o and don't want to take any unecessary risks if i dont have to!!!

You'll be fine, I had a 25' Commander and never had a problem. My current boat has a depth finder and it ranges from 8-12' deep. The nice thing about this house is it's really close to the water and the there is a nice launch ramp a few hundred yards away.
