I need your help bigtime - gonna lose a big loan here if i don't get it placed. I need to know if any lenders out there will allow up to 95% CLTV on a payoption (i have the second placed, can't find anyone to do the first). Total loan amount is around $1.2M, single family, blah blah blah.
Pleaaaaassseeee Help!!!!!! :D :D :D

I've got 2 lenders that will do 100% on POA's. PM me.

Not fun, around $4600 (not including tax and insurance) on a neg am program.
Did i mention i love ***boat? Brokeroutpost.com - 2-3 days for like 1 response. ***boat - 10 minutes for about 10 replies... LOL :D

$4600 on a loan for $1.2 mill. Wow that doesn't sound too bad. What would payments be on a 30 year fixed for say around $550k?

One would hope that somebody buying a house for that much money would be able to afford a payment that is not neg am. Unfortunately, some of these loans are giving people false sense of security and will ultimately lose their homes in the future when they can't afford to pay after adjustment.

Depends on the scenario (refi, purchase) credit, doc type. blah blah blah. :D

Nope - the neg am is just for a hold over while they buy a new home and get this one sold. 2 mortgages on properties over 1M is pretty gnarly ;)

30 year at 6 would be about 3300
6.5 would be about 3500
7 would be about 3800
Plus all the other BS
<<<<< can calculate loan payments in his head....All of math classes paid off.
