I am a broker and I am looking for a lender who does residential land and construction deals. Is there anyone out there who has a lender they can shoot me their info. thanks. By the way it is in California

I am in AZ and use Wells Fargo and M&I Bank. In California, I used Indy Mac in the past, but have heard they have realy tightened up lately. Wells sould be goo out there though.

IndyMac has some really good programs. I've sent many of my clients through them.

If you're looking to go Wells, I have a great officer there as well. In fact, my brother is the manager at the branch right there at Grand if you ever need anything from there.

Thanks for the quick responses. I will check on Wells Fargo and see what they have to offer. I have used IndyMac in the past and i just have horrible experiences with them, so I am trying to use them as a last resort

I was a construction inspector for IndyMac bank. They do alot of construction loans in so. cal.

I would use Andrew @ Countrywide. These are the only types of loans he does and his office is in San Marcos.

You need to register, and its free. Once you get registered go to loan officer forums and you can enter the topic and AE's from different places will reply back to you with their rates and more information needed in order to get started. Be aware of the shady lo's on there though that will pose as wholesale reps and try to steal your business. Hope this works out for you.

We do them where I work and I'm in the dept handling fund control and the loan asst. Is this a spec home or commercial? We're tightening down on the spec home building but still consider it. we're in Temecula if you are interested PM me and I can find more info and tell you if it's what we could do for you.

I dont think so on the Bnc??? I need to find a 90% Cltv h/b O-arm on a 2.1M purchase. Wamu, Cw cant get us there... need to go to B/O. know of anyone?
we do have a really cool LIME AE though.......he's boat is gay, but he's cool:D

I'm a rep with Equifirst subprime. BNC and us basically compete for the same business . Let me know if I can help you with any subprime stuff or you want more info..

I work for countywide and do alot of custom and spec constructon loans. The one time close deal is sleek and have a few builders using them.Centex is one of them. Guide lines havent really changed much for the progams. Pm me if you want more info.

We have some land in Riverside where we intend to build our dream home...but I kind of thought the underwriting changes put our plans to build on hold.
Roughly, what are the qualifications in an alt-a type qualifying situation? We own a home, but would like to build a new primary residence on the land.

Just thought id chime in here too. We use Mesa Bank in Az for alot of these loans. i think they have some amazing programs. They do interest accounts to pay the loan during construction and the best part is they dont report to any credit agencies during the build. Might as well save the space on your credit till the job is done. Hope that helps...

The cool thing about C-Wide is they use future appraised value. So they base the cltv off of the appraised value of what the home is going to be worth when it is complete. They give the appraiser your plans and specs on your lot and let him go to work. They also set up the seperate account that makes your interest payments during construction. National city want 1.5% in points and C-wide did it with 0 points. Hopefully this helps?
