We have not gotten much rain so far this year.....the lake is down 4 feet...and most yards are looking pretty stressed.....We have been getting some rain over the last week or so.....and things are bouncing back.
Brown talks about thatch.......alot.......I went a few minutes ago and took some pics....

The next baby step is getting the proper crosshatch pattern in that greened up thatch on the next mowing. :)
A little fertilizer might help with the yellow streaks too although that might be too much to bite off all in one week. :)
Getting Brown to think out of the park is like trying to get Heinz Catchup to run out of the bottle. ;) They both need a good hard kick in the ass to get anything happenin.

There are many lakes ...never any crowds .....for the most part nice people...no speed restrictions....tons of ramps ....all maintained...$3 launch fee or $30 yearly pass for all lakes in the state....never been stopped ever ...for sound or anything else...The closest lake to me Lake Allatoona ....one of the smaller ones I imagine you could fit 4 or 5 Havasu's in...:D
No gang bangers or punks looking for fights on these lakes....they are caught early...and eliminated...:D

I say this because I was raised in the south and for the most part have allot of shall we say, "Hick" skeletons in my closet. It is painful sometimes when I go back to visit friends and family. Just different mindsets I guess.
My wife is from here and doesn't fit in with my Redneck relatives very well.

If the prices you've mentioned are reality, I could move out there set up a house paid for and still have a nice chunk to invest. Frikken nice place out there. I've always liked your property and how the neighborhood is laid out.

I've pondered moving here and there but the thing is all my friends and family are out here and I don't have to worry about buying an exensive home. I bought before the prices shot to the moon. Awfully tempting tho, that's for sure.

Ya know guys, that equity that we have in our homes (I bought in 95) doesn't mean shiat unless you put it to use! And borrowing against it to buy toys is not the smart way to use it! I know I have already made that mistake and regret it!

Does your second house provide a positive cash flow? If so that is great.:D
Unfortunately, most people just buy all the toys and have a huge nut to crack every month.
For my personal needs, not having a mortgage is best for me ( trying to get a new business going)

$1300 yearly....:D ...There are a few dragstrips besides the big one in Commerce.....That's a real sore subject with me .....I had one less that a mile behind my house that operated for 50 years ....before being closed ....to provide another half empty strip mall..I used to very much look forward to hearing them race every Friday and Saturday night.....

Now it's too think and I may have to upgrade my mower as the POS 12.5 Murray I have can barely get through it when it's thick. Maybe I'll just hirer out JBB Lawncare services. I hear that you work cheap
