Yep very nice home, but not for $2,500,00.00. I would make an offer starting at $750,000 and no more than $1,200,00.00. And that would be fare market price this day and age.

:) I live in Parker, and the house next door was just listed for 3.6 mil. today. I think they are way high, but I hope it means mine is worth a third of that.
David Plunkett realty has been showing it to several people today and it is Friday, seems kind of wierd.

One of your Yorba Linda (the richest city in America) neighbors is building a house in Blythe, I think it is a little over 5k sq.

The house is beautiful, but personally, I wouldn't buy anything in needles unless it was a steal. The water is too cold there. I'd much rather have something in Parker for that price. Of course, it's a lot smaller body of water, so I guess it's just to each his own.

RiverToysJas

You can get a lot for that price........can get a decent house on the water in Huntington Harbor. OC weather and boat every afternoon.....to each their own, but that's what I'd do if I was going to spend that kind of coin.

yep Needles sucks, the water is cold, river low, I dont know why anybody would ever go there! In fact if you have anything over 26ft. you need to make a 3 pt. turn to get back to Havazoo;) I would highly reccomend that you never go higher up the river than Topoc.

I think thats a sick house...I wish I could afford it...although I could think of different things I would do with 2.5mil....Maybe a few more boats, a $500k river house and bank the rest...LOL!!
Someone will buy it for the price it deserves.. I think offering $750k is a joke. Thats what some of those lots go for. Besides, someone that buys this as a vacation house isn't the same person looking for "creative" financing. You never know....maybe the guy is overpriced? But I wouldn't know, Im not a Needles real estate guy. Off the top of my head, I just think that anything less than $1.5 would be steal.

Lets just keep it all to ourselves boys;) , let them have Havazoo and Parkit. As for the 2.5 mil that does seem very high now due to the current real estate market, but last time I checked they wern't making any more river front property.

$750,000 is a joke, but arent all counter offers a joke. And $750,000 is lower than $1.5 right? From my experience the deal would probably settle for just over $1.2 million for that home.

I don't think people that own $2.5 million river house "need" to sell them or "need" to buy them.
I doubt he has 2.5 into it.

just how many 2.5 mil homes have you offered and closed on? With a opening offer of 750,000 I really doubt you would even get a response, let alone a counter offer. I also dont think he has 2.5 into it but I can tell you from experence, getting anything done construction wise out there is down right a fuc.... .....ing pain in the assssss:mad: so he probably has 1.2 into it depending when he bought the land and figures he has anothe 1.2 into it in frustration:D

I think what most of us are not realizing is that when you build a house such as this one for a summer home you have all the other toys and houses you guys are talking about. :D
I wont ever be able to buy a summer house like that in my life time unless I won the lotto.:D

Even if I won the loto I wouldn't spend 2.5 on a house in needles, unless it was a f*ckin' compound, 35k square foot retreat! Something that would fit the price tag.

The only place on the entire river that's any good is Havasu. That's where it all happens. Down river from there you run into SUX.:D

Yeah, I don't mind staying away from Parker.....it's where all the pee from Havasu, Topock, and Needles goes...... ;)
AND.....I think that's why the crops grow so good in Blythe....all the fertilizer in the water.
