WOW...
I was just on realtytrac dot com and viewed the foreclosure list for Havasu zipcode 86404.
A whopping 219 homes up for auction!!!
201 bank owned properties in forclosure
31 homes for sale by owner
Man... that is a $hitload of properties in distress in such a small town. Now the prices will fall back to the reasonable values they were back in 1999 when I bought my place.
I always thought it was insane that my house in Havasu almost trippled in value back in 2005. What a mess and now everyone and his brother has his boat up for sale too!!!

Tough times right now... Pretty sad times. I hope everyone that is going through these tough times land on there feet....

That didn't include zip code 86403. It's going to get worse before it gets better.:(

I'm sure it was all of Havasu. I put in my zip for Yorba Linda and after 5 pages Anaheim home started showing up.

You know, until someone can tell me otherwise I am calling BS. If you go to this website http://www.realtytrac.com and look at the map, it looks like every other house in Havasu is up for auction. To find the street address you have to pay. Hmmm. There are three house right be me being auctioned off (Wallapai). I call BS.
I did the same search here in Spokane (top 10 real estate market in the US right now) and get an incredible amount of homes being Auctioned, Foreclosed, etc.
I am no expert by any means but this site really seems to be overstating things.
Anyway, someone enlighten me here.

Funny how the word "View" gets so abused in real estate ads. " right there between the roof tops and the power lines, see it now, that sliver of lake" :rolleyes:
6-12 months there will be more deals out there. Last time in Havi it was as if you could take your pick of the house you wanted as it most likely had a for-sale sign on the front yard. Personally I'd wait another 12 months. This thing is not going to turn on a dime. Rather it's like turning an aircraft carrier with a canoe paddle.

nope I bet the (3) on Wallapai are correct, I know of (2) just between your house and Palo Verde South, don't know about the rest of it but the Walapai listings sound accurate....hell I even know a couple of peeps on the board walking away from their Havasu homes.....:(
glad I stayed put in our quiet little hood;)

could be true, the homes in havasu are up for sale everywhere:(
best to pay everything off, thats what we do:( you just dont know what the future holds these days...

I was reading an article this weekend where is showed that approx 1 yr ago, Realty Trac's data was approx 40% high, now 1 year later it is within 1-3% of the correct number. The flaw was that as each property moved through the cycle it was counted again. This has since been fixed and the numbers are almost dead on...

It's happening all over - we have 4 in our neighborhood in Riverside.
Bad news - home values down from the inflated $500K, to around $375K
Good news - no more used car lots at each of the four houses.
Still 2 more we would like to see go. :D

It is amazing how bad this mortgage mess really is.
I feel really bad for those who built or bought a home in 2003-2005. It seems to me 2006 was when the wheels fell off this train and in 2007 sales just dried up or stopped all together. 2008 will be the auction year with $200,000.00 maybe even $300,000.00 reduction in the price of homes and lots.
This is how stupid Havasu prices went. In 2001, I bought the undeveloped lot next to me to save my precious view from an original McCulloch Canadian Snowbird purchaser. He paid back in 1972 $8,000.00 for the lot. I figured he had paid $80.00 in taxes per year for 29 years for a total of $2,320.00 so I offered him $10,000.00 for the lot. He countered back and we finally agreed on $12,000.00 for the lot. He covered all his costs and netted roughly $2,000.00 for a 29 year investment in raw land. In 2005, the undeveloped lot just one over from the one I bought sold for $110,000.00 for dirt. AMAZING how insane this has all become. I'll bet this guy used his home equity line or refined his California home to pay for this lot. I'll wait and watch until he doesn't pay his property taxes and buy it for the amout of back taxes. Hopefully around $10,000.00 again.

Property values are only going to shrink so far, then those with money will snap them up at a bargain, or the true value. Most all in the know, realize the market was way overpriced. Should not be suprised with the falling prices.

How's it going. The annual BBSP, Go-cart races at Havasu Hot Laps and Wicky's Sushi party are set for the gala 2008 event.
