Sorry for the SPAM guys, but just in case someone here is looking for a house :
...Built in 2002 by Pueblo Construction... a Southwestern 1531 sq ft, 3 bedroom, 2 full bath, 35' boat deep garage in excusive gated community in Mohave Valley AZ (across from Needles). This is a gated "homes only community" and is basically one street that parallells the River about 1 mile down-river of the needles bridge (still deepwater area) the house features a 25' x 25' front party patio complete with a 700 watt PA system. It also has solid wood doors with wrought iron door handles throughout. The home has many other nice ammenities including a southwestern "BEEHIVE" Fireplace, decorative kokopelli exterior wall sconces, covered front and rear patios, Pine log ceiling, water softener, water purifier, seperated indoor washer and dryer room, Tiled Countertops in Kitchen and both bathrooms as well as pot shelving with ambient lighting in ALL rooms. A private launch ramp is expected to pass commitee in the next 3 months, but no promises on that one.
We are asking $259,000 based on 2 other comps in our neighborhood of $239k and $294k, thanks for the peak and sorry if this spam "bugs" anyone

Well the garage was a flippin mess as well as the master bedroom when I was snapping shots yesterday morning...my wife kept yellin at me to wait till she cleaned before I shot any pictures but I chose to selective focus instead ;) ... OG the association unfortunately does not allow any outside storage of RV's or Toys even on the side of the house....I know that part kind of sux, but the rules were all made by people before me ;) ... the idea is to make rules that will really keep the neighborhood looking very nice at all times... there are alot of them too including homes only, minimum square footages, hidden AC units, architecture , paint and finish guidelines, mandatory front landscaping etc... it sounds like a pain but when you look down our street there is no riff raff... no thrasher old cars in anyones driveway etc... personally I like the rules it keeps home values up and makes me feel more secure about the neighborhood. SB mike ... you called it... My family and Jm2driver's family bought the lot across the street on the water.... I didnt want to advertise the view this little house has with it because in the next 12 -18 months We will be occupying one of the 4 vacant lots that make for that view... here are a few more pics... thank you for your interest ... btw I forgot to mention the house has an extensive alarm with a cellular call out.. the garage and house have both door& window breaks and motion sensors throughout... The garage also has ground anchors to chain the boat axle in place...I'm paranoid because of what happend to me before ... here are a few more pics

The street the other way (ironically enough) the trailer in the picture that is in violation belongs to the president of the association ;) they are our next door neighbors, mid 30's, 2 kids full timers, Races offroad in 12 class and Owns a delaminator ;) (there are many full timers on the block and they all watch your back when your gone)

There is a homeowners association vote happening right now re: the proposed sharing of a launch ramp 200 yards away that is almost complete.... the ramp would be shared with this sub division as well as one other.... I cant guarantee it will pass but I voted to spend the $1000 per household to have it.

Does the house come with any dock rights, meaning do you have a dock or can the next owner build a dock. If not where do you park your boat when you want to come back for lunch. Also if there is no launch ramp now where do you have to launch?

There is a grassy 50' wide community waterfront lot that is called a "park".... there have been many discussions about making it a ramp or a community dock, Ibut it would have to come to vote. If the vote passes on the shared ramp the park will obviously be taken care of. I am told the possibility of a vote on the subject of turning the "Park" into a dock will likely come to ballot this year, but no promises...... to be honest with you I made friends with some people across the way who own riverfront with a dock... when they are not in town they allow me to use it... You just gotta be a friendly neighbor, but once again no promises on that one either ;)

This is a very cool pad in a great location guys, and property value in this area is only going one way...up. Correct me if I am wrong Charley...When the new launch ramp is finished, and it is voted in by all the association members, this could send the property value up even faster
In the mean time, launching is a quick 5 minute drive to Needles Marina. I have heard stories about Jack Smith State park getting a grant or some kind of funding to dredge the marina, and making it much more accessable to larger boats. Anyone else heard this???

yes it's the same ramp... I would fully expect this vote to pass, but it is not a done deal yet.... here is a pic I took last weekend

I've been hearing that Marina Coves won't be building river access. Has this changed?
To me that is what killed this development.

I knew that a long time ago ;) ...big part of the reason we chose the lot we did....if you look at the elevation of thier "Lake" it's physically impossible for them to have any "channel" to the river... the water levels would never match/// In my opinion it will never happen:(

I've known that for years too. The original approval included river access from Marina Coves. But they waited too long and their permit expired. The developer told me it would take about a million bucks for them to get the permit and build the access.
Like you said, it will never happen!
Too bad too. It really could have been one hell of a nice development.........:(

I just ran across your thread here. I have a house across the street (lot 4) and joined the assoc. board this year. The board voted to approve the ramp access and holds 29 of the (I think 44) necessary to ratify. Also everyone agreed that a dock at the park was a good idea, but that we should wait to confirm the ramp first then persue that. We will be coming down there this coming weekend it would be great to meet you guys! To all who are considering this it is a great development. I owned a waterfront home in Bullhead for many years and last summer I sold and moved to River Terraces to escape the rif-raf and also acquire (rockless) boat access from the house to Havasu.

I hope we can hook up soon... we hang pretty tight with the Deatleys and also Eric and Lindy when they are out... topock baby! anyways I hope we can meet soon, and btw you are right it is a nice neighborhood... thats why I'm moving across the street ;)

Yes, I have a seawall. The house is about 9 years old, but was rarely used.

The land is owned. The river in front (where my dock is) belongs to the Feds.
